Zenterra was founded on a simple belief: that homebuyers deserve more. More quality, more care, and more attention to the details that make a house feel like a home from the day you walk in. For three decades it has built to that standard without moving off it, and it is now one of the largest multi-family builders south of the Fraser River.

What sets it apart is how much it does itself. Land acquisition, land development, construction, interior design, marketing, sales and customer care are all in-house. There is no general contractor between the developer and the building: Zenterra's own construction team builds Zenterra's own homes, which is how the home you move into matches the showhome you fell for.

Clayton sits on land the company assembled over fifteen years, on a site three blocks from the coming 184 Street SkyTrain station, and it broke ground in spring 2026 in a market where most projects were pausing. Zenterra's presentation centre and showhome is open daily in South Surrey.

Every trade, in-house.

01Land acquisitionIn-house

Zenterra buys and holds its own land. The Clayton site was assembled parcel by parcel over fifteen years, which is why the homes can be priced the way they are.

02Land developmentIn-house

Rezoning, servicing and the master plan for all seven buildings, done with the City of Surrey under the new Clayton Corridor Community Plan.

03ConstructionIn-house

No general contractor. Zenterra's own construction team builds every Zenterra home, with the same site supervisors from the first pour to the last key.

04Interior designIn-house

The two colour schemes, the kitchens, the tile and the closets are chosen by Zenterra's own interiors team, so what you pick in the showhome is what gets installed.

05Sales and marketingIn-house

The people in the presentation centre work for the developer, not for a brokerage, and the pricing and the plans come straight from the source.

06Customer careIn-house

A homeowner care team that stays with you after completion, from the walk-through to the warranty, because the same company is answerable for the whole thing.

Clayton is a community in two chapters. Quadra and Saturna open the story: six storeys each, wrapped around a shared courtyard, with a co-working lounge, daycare, fitness studio and rooftop terraces folded into daily life. The later phases will finish the block, but the neighbourhood starts now.
